Everyone's situation is different. If you're moving often, or don't think you'll be in a place long, renting makes a lot of sense.

You don't buy an office complex, for example. You rent it.

There's a lot of variables.

Also, I'm not sure about your plan, but you'll still have to pay property tax, and take care of all repairs as the landlord. Also, if the property is that cheap, you'll most likely be limited by the local market, and only be able to rent for a minimal amount (maybe a hundred a month). I mean, if it was that easy, everyone would be doing it. I could get 100k together right now and get a bunch of land wherever you are. There's a reason why no one's doing that.

At the bare minimum, I recommend you incorporate before you start something like that.

property tax here, for what i'm planning, is 300 bi-annually,
local market is such that, i can get 600-800 a month for rent no problem,
at that rate it will be 8-10K passive income/year,
would gladly put aside 4K of that a year for property tax, improvements, maintenance, whatever....the other 4-6K would pay my personal property tax, utility bills, etc. and if i keep working my job? i have 32,000 a year that, while i worked for, would not be disposed to rent, bills, property tax, or anything. could buy a pretty sweet home by the time i was 30. you know who retires by the time they're 30? not people who work in fast food
